Our family moved to Wash Park in 2005 and we have loved this neighborhood from that very first day!  There are so many amazing aspects to this neighborhood but let me share my top five!

  1. From a sheer financial and real estate perspective, homes in this neighborhood are a great investment.  In March of 2009 the median home price in Wash Park was $485,000. The median home price today is $735,000.  Even when the market tumbled in 2007, this historic neighborhood stayed steady and has now rebounded with several years of double digit growth!   These inner ring “suburbs” tend to hold their value because of their proximity to downtown Denver, major colleges and transportation. So even as people worry about Denver hitting it's peak price, this neighborhood should hold its value.  Wash Park is about ten minutes from downtown, but it still has a wonderful neighborhood feel.    All of these factors make a home in this neighborhood a great investment!

  2. Lifestyle:  For those of us who have chosen a more urban lifestyle, Wash Park has a good blend of the things we like about urban areas without sacrificing neighborhood charm.  Wash Park is very walk-able and small shops, restaurants and coffee spots dot the neighborhood map. Wash Park is very close to South Pearl which is well known for its plethora of great eateries as well as one of the best  Farmers Markets in Colorado.  The neighborhood is friendly and the neighbors know each other. Front porch sitting is a thing in this cool neighborhood! Parking is a breeze still and the neighborhood feels very safe. There are multiple great school options both public and private. It truly is a wonderful blend of urban and slight suburbia.

  3. The Park:   Wash Park itself is one of the premiere Denver parks.  It has a 2.7 mile outer running ring and an inner paved ring measuring 2.5 miles.  The park has great walking lanes and bike lanes as well as two cool playgrounds for the kids. The  play area near the basketball courts is being completely rebuilt and will have some water features as well as a brand new innovative playground design.   In the summer and fall, the City sponsors different  sports leagues and you will find a sea of volleyball nets on any given week night or Saturday morning.  You can also rent canoes for a paddle in Smith Lake or rent a 4 person bike to take a spin through the interior of the park. One of our favorite things to do is to take a bottle of wine, some treats and  find a place to people watch!  This is entertainment that is easy and inexpensive!  The park is a wonderful place to picnic, barbeque or just hang out! The park is also home to many fun events including The Furry Scurry and one of the biggest Turkey Trots in Colorado!

  4. Gaylord Street - this lovely retail area is smack dab in the middle of East Wash Park and is a fun destination for coffee, drinks, great food or some retail therapy.    Wash Park Grill and Devil's Food are two of our favorites and don't miss trivia nights at Reivers!   Kick off the summer by joining in the fun at Gaylord Days over the Memorial day weekend.  This festival/block party runs for three days and has food, music, entertainment, rides and fun for everyone!  The business district is located on the 1000 block of S. Gaylord Street.

  5. Wash Perk = Located at 853 E Ohio, this charming neighborhood coffee shop has seen several iterations in the past 10 years.  At one time it was teeny tiny and was adjoined by a quaint gift shop. The current owners however, quickly grew the space to occupy all of the building.  Wash Perk has a great vibe and is a neighborhood mainstay. It is usually busy but due to the outdoor patio, you can usually find a seat or you can grab your coffee to go and head the two blocks to the park.  Somehow this wonderful space manages to be kid friendly, coffee date friendly and work friendly all at once.  There are some great snack options as well as awesome coffee and tea.  We also love that the owners do a great job supporting local artists and events as well as rocking an outdoor gardening area that gives produce back to those in need in our local community.
